SIG’s Top 10 Projects for 2018

499 Park Avenue – New York, NY
499 Park Avenue is a 28-story office multi-tenant office building designed by I.M. Pei and located on the highly desirable corner of Park Avenue and 59th Street in Manhattan. In October 2018, the Hines-managed building earned 61 points to achieve LEED EB Gold certification, bolstered by an ENERGY STAR score of 76, Renewable Energy Credit (REC) purchases to offset 100% of the building’s energy consumption, and by 94% of its occupants choosing alternative methods of commuting to and from the building. The building underwent changes to improve its resource efficiency by upgrading to low-flow plumbing fixtures, identifying and implementing operational improvements in an ASHRAE Level II Energy Audit, and by adhering to a strict single-stream recycling program resulting a 71% diversion rate.

11 Madison Avenue – New York, NY
11 Madison is a 30-story office tower situated on a full city block between Park Avenue South and Madison Avenue, and 24th and 25th Streets. This unique property includes oversized floorplates (100,000 square feet), a roof garden, multiple terraces, and a full-service cafeteria. The building currently serves as the North American headquarters of Credit Suisse and the US headquarters of SONY. It is managed by SL Green. As part of the LEED EB: O+M process, the building underwent an ASHRAE Level I energy audit, cleanliness audit, and occupant surveys. The building utilizes low-flow plumbing fixtures and reduced-flow aerators in public lavatory sinks. These water conservation efforts led to a 45% reduction in water consumption against which earned 5 points as well as Exemplary Performance in the Indoor Plumbing Fixture and Fitting Efficiency LEED Credit. The building also earned the ENERGY STAR label with a score of 87. Overall, the building achieved LEED Gold certification with 66 credits earned.

1225 17th Street – Denver, CO
1225 17th Street is a 33-story office tower that is managed by CBRE. The tower has a prime location in downtown Denver, CO and occupies the entire city block of Larimer Street and Lawrence Street between 17th and 18th street. Jones Lang Lasalle secured SIG to be the Commissioning Authority and Energy Modelers for the 18th and 19th floor build out in order to pursue LEED for Commercial Interiors in October 2018, in which the project earned 55 points to achieve LEED CI Silver certification. SIG completed drawing and submittal reviews during the projects design phase and building walk throughs and functional performance testing before the space was handed over to the tenant. SIG Energy Modeling effort produced a total energy cost savings of 29.6% over the ASHRAE 90.1 Baseline model. This excellent energy performance simulation produced 25 out of the 25 possible LEED points for the project in the Optimize Energy Performance Credit.

750 3rd Avenue – New York, NY
750 3rd Avenue is a 25-story office tower that is owned and operated by SL Green Realty Corporation. The tower has a prime location on the island of Manhattan and occupies approximately ½ of the city block of 3rd Avenue and Lexington Avenue between 46th and 47th street. In September 2018, the building earned 61 points to achieve LEED EB Gold certification, bolstered by an ENERGY STAR score of 82 which equates 11 LEED points, and by 94% of its occupants choosing alternative methods of commuting to and from the building which equates into 15 LEED points. The building also went through the Retro-Commissioning process to identify improvement opportunities and implement replacement of equipment to improve the efficiency of day to day operations. The building was also able to make additional operational improvements from the findings reported in the ASHRAE Level II Energy Audit that SIG performed to help maintain a good standing Energy Star score moving forward.

One Front Street – San Francisco, CA
One Front Street located in San Francisco’s Financial District earned LEED Platinum re-certification in October 2018 with an impressive 81 LEED points, improved from 70 LEED points during original certification. Designed by Skidmore, Owings & Merrill, the 38-story One Front St. offers 645,000 square feet of space and boasts exceptional views to both the Golden Gate and Bay Bridges. The building has strong access to an abundance of public transit options including BART, MUNI, cable car, ferry and bus service. An Earth Day event helped educate tenants about the LEED process and collect alternative commuting transportation information, which led to maximizing the credit with 15 LEED points. The building was able to generate a 76.51% diversion of occupant waste through single stream recycling, a 100% diversion of all durable goods waste, and an 86% diversion rate for waste from renovation projects. One Front Street boasts an ENERGY STAR score of 97, which maxed out the Optimize Energy Efficiency Performance credit with 18 LEED points, earning an additional Regional Priority credit. 50 Beale Street – San Francisco, CA
50 Beale Street earned 80 LEED points, adding 19 points since original certification to achieve LEED Platinum in November 2018. Originally designed as a headquarters for the Bechtel Corp., the 24-story 50 Beale offers 660,000 square feet of Class A office space in San Francisco’s South Financial District. The building is just a block from the Transbay Terminal and the Embarcadero BART station on Market Street and is close to numerous high-end retail shopping, cultural hot-spots and dining opportunities. Excellent location allowed to maximize alternative commuting transportation for 15 LEED points. The building had impressive tenant participation during the application process with tenants contributing to purchasing information leading to an impressive 90%+ sustainable purchases of ongoing consumables, electric durable goods and furniture during the performance period. Furthermore, to continue to improve their operational efficiencies, the team completed Retro-Commissioning and has committed to Ongoing Commissioning following certification, despite an outstanding ENERGY STAR score of 98.

1500 K Street – Washington, DC
1500 K Street, also known as the Southern Railway Building, was built in 1929 just west of McPherson Square in Washington, DC.  1500 K is listed on the National Register of Historic Places and is one of the few historic buildings in the Capital City to be awarded LEED EB Gold certification.  Building ownership and property management underwent an extensive renovation to the building – maintaining the historic character while modernizing the building’s HVAC and electrical systems and core interior finishes.  Plumbing fixture renovations resulted in over 29% reduction in water consumption, compared to the LEED EB baseline, and the occupant transportation survey captured an 86% alternative transportation rate.  95% of tenant improvement waste accumulation during the LEED performance period was diverted through recycling.  In addition to the impressive efficiencies realized from the systems renovations, the property team offset energy consumption by 37.5% through Renewable Energy Credits. 

MN Twins LPP – Minnesota, MN
Target Field, home of the Minnesota Twins Baseball Club, earned LEED for New Construction Silver certification in 2010, and LEED for Existing Buildings Silver certification in 2011. This year, Sustainable Investment Group implemented its second annual recertification at the stadium using the LEED Performance Path program and the Arc software platform. Target Field continues to operate as the “Greenest Ballpark in America” and is still the first major sports stadium in the country to achieve 3 separate LEED certifications and reach LEED Gold under the existing buildings rating system.

125 Broad (Fitwel) – New York, NY
Fitwel consulting services at 125 Broad Street in NY located near Battery Park. 125 Broad Street is a class A office building managed by Cushman & Wakefield that we previously certified at LEED Gold through our LEED EBOM volume prototype in 2016. After analyzing the building and its local amenities, 125 Broad Street was able to achieve a 2 start rating through the Fitwel Certification.

1075 Peachtree – Atlanta, GA
1075 Peachtree in midtown Atlanta earned LEED Gold recertification through the LEED Performance Path in March 2018 with an impressive 77 points. This property initially earned LEED EB: O+M Gold certification in 2015. The building scored well above the global average in every category but transportation, which was still far above the local average. A waste audit and ancillary waste such as electronics, lamps and paper shred combined to generate the waste score high for the Atlanta area. 1075 Peachtree is equipped with low flow water fixtures and is undergoing gradual lighting upgrades to LEDs which helped the building earn high scores in the energy and water categories, respectively.
