Resurgens Plaza in Buckhead Achieves LEED EB Gold

Atlanta, Georgia – In March of 2013, CW Capital Asset Management’s Resurgens Plaza in Atlanta, GA announced the achievement of LEED for Existing Buildings Gold certification. The 27-story, postmodern statement in the Atlanta skyline marks the second asset that the special servicer took through the LEED EBO&M process in the past year in the Buckhead sub-market.

Built in 1988, Resurgens Plaza was designed by Smallwood, Reynolds, Stewart, Stewart, & Associates. The 438,580 SF Class-A office tower sits atop the Buckhead MARTA station, a key public transit stop in the major uptown commercial and financial center of Atlanta. The building’s proximity to the city’s third-largest business district helped the LEED project team achieve a number of points associated with the occupants’ 28% reduction in conventional commutes. LEED for Existing Buildings goes beyond just setting up incentives for alternative commuting; it rewards buildings based on actual hard commuting data supplied by the occupants themselves.

Part of LEED for Existing Buildings is validating sustainable best practices already in place at a facility and improving in other areas beyond energy efficiency and carbon emissions reduction. LEED also forces building managers to take a look inward at all operations and resource consumption. The property management team, PM Realty Group, along with sustainability consultants and engineers from Sustainable Investment Group (SIG), undertook the LEED EBO&M certification process to tackle sustainability from a comprehensive approach. In nine (9) months from kicking off the project, the entire team rallied to undergo substantial building-wide restroom fixture retrofits, an ASHRAE Level I Energy Audit, achieving a 97 ENERGY STAR score and Label, and earned 63 points for LEED for Existing Buildings Gold certification.

The admirable accomplishment of LEED EBO&M certification on this 25-year old Buckhead landmark comes only one and a half years after CW Capital, the largest special servicer in the U.S., acquired the property. This is also one year from when CW Capital, PM Realty Group, and SIG achieved LEED Gold certification at Tower Place 200, another prominent Buckhead Class-A office tower. CW Capital Asset Management recently had a very successful sale of Tower Place 200 to Parkway Properties. “Achieving LEED GOLD not only helped better attract new tenants at Tower Place 200, but also improved operating efficiencies,” says Doug Jung, Asset Manager for CW Capital.
