Overview
31 West 52nd Street is a towering 29-story, 760,000 square foot building located in the heart of Midtown Manhattan. It’s floor to ceiling windows allow ample daylight to enter into occupant spaces and feature stunning views of nearby Central Park and Rockefeller Center. With a Walk Score of 98 and a Transit Score of 100, 31 West is a walker and rider’s “paradise” as building occupants can walk to a variety of retail stores, museums, and restaurants right from the main entrance. Additionally, 5 subway lines are located within three blocks of 31 West, making it an ideal location from which to explore New York City.
31 West is a short 10-minute walk to Central Park. Here, building occupants have access to miles of walking trails, open grassy areas shaded by trees, multiple ponds and water fountains, and tons of benches and tables perfect for taking a snack or lunch break during the day. Proximity to Central Park creates an ideal setting for occupants of 31 West to be active and get some fresh air during the workday.
Located adjacent to 31 West is an urban plaza featuring trees and shrubs, as well as benches for seating and a granite sculpture designed by artist Jesus Bautista Morales. This urban plaza is a privately owned public space available to the public and offers a relaxing reprieve from an otherwise bustling city. 31 West’s newly renovated lobby provides direct access to the urban plaza, making it ideal for building occupants to take a quick break or catch up with colleagues outside the office.
In addition to location and outdoor spaces, Indoor Air Quality is a Fitwel category in which 31 West earned many points towards certification. By adopting a smoke and tobacco free policy both indoors and in outdoor areas surrounding the building, creating a green purchasing policy, and implementing an indoor air quality (IAQ) policy, 31 West provides high quality, clean air to people in the building.
These outdoor amenities and air quality features combined with Paramount Group’s emphasis on health and well-being within their building policies helped 31 West to earn their 1-star Fitwel certification in 2019. Additionally, 31 West earned a LEED Silver certification in 2013. These combined certifications help to establish 31 West as a leader in environmental sustainability, as well as in prioritizing the health and well-being of building occupants.
